Cabinworx is a trading name of Square Root Trading Ltd ("Cabinworx", "we", "us", "our"), a company registered in England and Wales under company number 13788133 (VAT registration number 428951662), with its registered office at Cardinal Point, Park Road, Rickmansworth, WD3 1RE. Cabinworx is part of the SCR group. In these terms, "you" and "your" mean the customer using this website or placing an order. Any contract you enter into is with Square Root Trading Ltd. These terms are for business customers; by placing an order you confirm that you are buying wholly or mainly for the purposes of your trade, business or profession and not as a consumer. If you order as a consumer, nothing in these terms affects your statutory rights.
By accessing this website you agree to be bound by these terms. If you do not agree to them, please do not use the website. We may update these terms from time to time; if you continue to use the website after a change, you accept the updated terms. Please read these terms carefully and print a copy if you wish to keep one.
Prices shown on the website are indicative guide prices to help you plan, and include UK flatbed delivery; offloading is with your own equipment unless a HIAB crane offload is agreed. Your exact price, covering the specification and delivery to your postcode, is confirmed in writing before any order is placed.
Orders may be placed following a written quotation. When you place an order we will acknowledge it; a binding contract is formed when we issue our written Order Acknowledgement. The contract is made up of these terms, our Order Acknowledgement, and our quotation or offer, and (where they conflict) those documents take priority in that order. You confirm you have not relied on any statement or representation not set out in the contract. Once an Order Acknowledgement has been issued, you may not amend or cancel without our prior written consent, and we may recover costs we incur as a result, including loss of profit.
For larger modular buildings, payment is normally made in stages:
For single sanitary units and small modular packages, 100% payment is required prior to manufacture and installation. No stage payments, retention or deferred payments apply unless we agree otherwise in writing. Payment is normally made by BACS bank transfer to the account shown on your invoice. Production begins only once the required funds are received. Invoices are payable within 7 days. Overdue amounts may incur interest at 8% above the Bank of England base rate, and we reserve our rights under the Late Payment of Commercial Debts (Interest) Act 1998.
We deliver to mainland UK. Delivery dates are estimates and may change due to circumstances beyond our control (such as manufacturing or transport delays, supplier shortages, or restrictions); we accept no liability for such delays but will make reasonable efforts to offer alternatives. Delivery is by flatbed vehicle unless otherwise agreed, and offloading is your responsibility using suitable equipment (such as a forklift or telehandler); where a HIAB crane offload is agreed, we offload and position the unit according to your instructions. In all cases you must ensure adequate site access. Risk in the units passes to you on delivery or first attempted delivery. We are not responsible for damage caused by incorrect instructions or unsuitable site conditions.
Some units are delivered in a flat-pack or part-assembled form and are assembled and installed on site by our dedicated installation contractors; you are not required to assemble the building yourself. You are responsible for ensuring the site is prepared and the ground is suitable to support delivery vehicles and the modular structure, and for obtaining any necessary permits and approvals before installation. Any additional costs caused by inadequate site conditions, access restrictions or delays on your side will be charged accordingly. We are not liable for settlement, shifting or structural issues arising from inadequate ground conditions, foundations or groundworks carried out by third parties.
Because each building is bespoke and built to order, cancellations are not generally permitted once an order is placed. Whether an amendment is possible depends on how far the order has progressed in manufacture; we will review requests case by case and may recover costs incurred, including materials and labour. If you cancel after placing an order, we may retain your deposit and recover our costs. Nothing in these terms affects your statutory rights, including any rights you have as a consumer under the Consumer Rights Act 2015 and the Consumer Contracts Regulations.
Business customers: goods may not be returned once delivered, except where they arrive damaged or faulty, in which case we will repair, replace or refund at our option. Any other return is at our discretion and the buyer covers return transport. We do not offer exchanges as standard; contact us and we will help where we can.
Consumers: if you buy online as a consumer, you may cancel within 14 days of delivery under the Consumer Contracts Regulations 2013. This right does not apply to bespoke or made-to-order buildings, which are made to your specification. Cancelled goods must be unused and in their original condition, and you are responsible for the cost and safe return of the goods. We refund within 14 days of receiving the goods back, using your original payment method.
We warrant that the modular units will be free from material defects for 12 months from the date of delivery, or where we install the unit, from completion of installation. This warranty does not cover damage caused by improper use, lack of maintenance, adverse weather, or modifications you make. Second-hand units, and any repairs or modifications carried out by or for you, are not covered by warranty. You must notify us of any defect within 14 days of discovering it, and we may inspect and rectify reported issues. Where we supply a third-party manufacturer's product, our liability is limited to the manufacturer's warranty to us. If you are a consumer, you also have rights under the Consumer Rights Act 2015 in respect of faulty goods.
You are responsible for maintaining the unit, including at least an annual inspection of the coating and general condition and prompt attention to any paint damage, blistering or corrosion. Life expectancy depends on the operating environment, typically 10 to 20 years, and shorter in coastal, high-salt or aggressive industrial atmospheres. The warranty does not cover corrosion or deterioration arising from lack of maintenance.
We do not make electrical, water or waste connections. It is your responsibility to arrange final mains connections with a suitably qualified person. Units supplied with electrics are fitted by the manufacturer to the appropriate standard; however, because units are transported, electrical components can be disturbed in transit, so you (and your connecting electrician) are responsible for retesting the unit on delivery before use. Owing to the portable nature of modular cabins, periodic electrical testing may be required more frequently than for a fixed building; setting a suitable inspection frequency is your responsibility.
To the maximum extent permitted by law, we are not liable for indirect, incidental, special or consequential losses, including loss of profit, goodwill or data, arising from the use of, or inability to use, the website, products or services. We take all reasonable measures to keep your order and payment details secure but, unless we are negligent, are not liable for losses caused by unauthorised access to information you provide. Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud, or for any liability that cannot be excluded by law. You agree to indemnify us against claims arising from your misuse of the website or the products.
We maintain £5 million Public and Product Liability insurance. As our installation works are carried out by bona fide subcontractors, those subcontractors are responsible for their own insurance, including Public Liability and Employers' Liability where applicable. You should ensure suitable insurance cover for the site and the units from delivery until final acceptance.
We are not liable for any delay or failure to perform caused by events beyond our reasonable control, including compliance with your instructions, adverse weather, civil commotion, war, terrorism, the inability to secure labour, plant or materials, obstruction of the works, delays in statutory approvals, epidemics or pandemics, government restrictions, and mechanical failures of transport or equipment.
All content on this website, including text, graphics, logos, images, drawings and software, is owned by or licensed to Cabinworx and protected by UK and international law. You may use it for your personal, non-commercial reference only. You may not copy, reproduce, distribute or create derivative works from it without our written permission. The design of our products and floorplans likewise remains our intellectual property.
We make reasonable efforts to keep information on the website accurate and current, but it may occasionally be incomplete or out of date. All sizes, measurements, colours, specifications and prices are approximate illustrations and subject to change without notice; on-screen colours may vary by device. If we discover an error in the price of goods you have ordered, we will tell you and give you the option to reconfirm at the correct price or cancel for a full refund. Including a product on the website does not guarantee its availability.
These terms are governed by the laws of England and Wales. Any dispute will first be addressed through good-faith negotiation; if unresolved, it may be referred to mediation or arbitration before any court proceedings, which will be subject to the courts of England and Wales.
If any part of these terms is found to be invalid, the rest remains in force. A delay in enforcing these terms is not a waiver of our rights. You may not assign or subcontract your rights without our written agreement; we may transfer ours. These terms set out the entire agreement between us regarding your use of the website and your order, and do not create rights for any third party.
